The brokerage contract comes about through the use of our brokerage activity. When a legal transaction is concluded (rental offer, purchase contract), the right to commission arises in the amount of the maximum statutory rate, the commission is due upon conclusion of the contract. The provisions of the Broker Act in Federal Law Gazette 262/1996 and the ordinance of the Federal Ministry for Economic Affairs on professional ethics and practice rules for real estate brokers in Federal Law Gazette 297/1996 apply.
Austrian law applies, the place of jurisdiction is Klagenfurt or Innsbruck.
If we are not informed in writing or orally immediately after receiving these documents that you are already familiar with the presented objects or have previously been shown by colleagues, we hereby allow ourselves to state that it is assumed that the initial contact was undisputed by our office was brought about.
Additional costs when buying or selling a property
In the case of a purchase project (acquisition) of a property in Austria, we can point out the following additional costs: 3% agency fee (plus 20% VAT), 3.5% real estate transfer tax, 1.1% land registry fee and other costs for drawing up a contract with a Lawyer or a notary of your choice.
